  19. I would suggest that you consider not refinishing by sanding, but just
  20. clean well, carefully stripping off all wax and then either just
  21. wax or finish and wax.

  23. My relatively extensive experience is that you don't need to sand off
  24. the old varnish unless it is worn through AND WEATHERED GREY over lots
  25. of it.

  27. If your floor has black areas, particularly around the edges, that's
  28. probably wax buildup.  Clean it with wax stripper.

  30. The impact of sanding is tremendous and normally unnecessary.
  31. Sanding is a last resort when the wood itself is bad through extensive
  32. staining or weathering.
