- I would suggest that you consider not refinishing by sanding, but just
- clean well, carefully stripping off all wax and then either just
- wax or finish and wax.

- the old varnish unless it is worn through AND WEATHERED GREY over lots
- of it.

- If your floor has black areas, particularly around the edges, that's
- probably wax buildup. Clean it with wax stripper.

- Sanding is a last resort when the wood itself is bad through extensive
- staining or weathering.
