  26.  In my opinion, anyone that asks questions like these should not attempt to
  27.  sell a house without the assistance of an agent.

  29.  I have bought and sold several investment properties and I have found that
  30.  you will run into two types of buyers: rookies who know very little about
  31.  the process whom you have to lead by the hand and savvy investors who will
  32.  try to take advantage of you. In both cases, an experienced agent is
  33.  invaluable.

  35.  If you are unhappy with your present agent, talk to the agent's broker and
  36.  explain politely but assertively what you wish to be done. You might ask for
  37.  a different agent or a minimum amount of weekly advertising, etc. Some 
  38.  people recommend offering a bonus of some kind to the selling agent which 
  39.  might get other agents interested in selling your house.

  41.  If you want to move as soon as possible, take an objective look at your
  42.  house with an eye to make it as desirable as possible and lower your asking
  43.  price.
