- In my opinion, anyone that asks questions like these should not attempt to
- sell a house without the assistance of an agent.

- I have bought and sold several investment properties and I have found that
- you will run into two types of buyers: rookies who know very little about
- the process whom you have to lead by the hand and savvy investors who will
- try to take advantage of you. In both cases, an experienced agent is
- invaluable.

- If you are unhappy with your present agent, talk to the agent's broker and
- explain politely but assertively what you wish to be done. You might ask for
- a different agent or a minimum amount of weekly advertising, etc. Some
- people recommend offering a bonus of some kind to the selling agent which
- might get other agents interested in selling your house.

- house with an eye to make it as desirable as possible and lower your asking
- price.
