- While I agree that a lot of stress is put on tax deductions, and they are
- a small part of buying a house, your situation is rather uncommon I think.
- We have a 15-yr, 9%, 83,500 mortgage and even though we only made 5 payments
- last year it was still just enough to make it advantageous to itemize.
- This year, we'll pay about $7200 in interest. In addition, by itemizing we
- can deduct our property taxes ($1200) and a few other miscellaneous things.
- Say a total of $8500. $8500 - $5700 = $2800 X .28 = $900 or so/year savings.
- $75/month alone is not enough to justify buying rather than renting, but
- it's an added bonus!

- Again, I agree that tax deduction is not something that alone would make me
- choose buying, but along with (what I consider to be) the other bonuses of
- homeowning it sure doesn't hurt!
