I QUALIFY
BUYERS HOME MORTGAGE LOAN QUALIFICATION PROGRAM

This program allows a potential buyer to enter his/her
financial information into the budget categories and the
program will calculate the price home he/she can afford.
If the financial information does not fall within the
qualification guidelines the program will alert the buyer
and allow him/her to make adjustments to meet the
qualification requirements.
The program uses the following five (5) budget categories
to calculate the amount available for a monthly home mortgage
payment.
1. FUNDS AVAILABLE FOR DOWN PAYMENT: This category includes
cash, saving account, checking account, stocks and bonds,
mutual funds, other investments, life insurance cash value,
employee saving plan, family assistance and proceeds from
sale of home.
2. LESS FUNDS held in reserve: This category includes
emergency funds and estimated closing costs.
3. MONTHLY INCOME: This category includes salary/income,
alimony and child support, interest and dividends and
other income.
4. MONTHLY EXPENSES: This category includes misc cash/checking,
food/clothes/care, medical/dental, alimony/child support,
education/day care, automobile/commuting, loan/charge
accounts, contributions, saving, insurance and other
payments.
5. MONTHLY HOMEOWNER COSTS: This category includes annual
property taxes / 12, annual homeowner insurance / 12,
monthly utility costs and monthly repairs/maintenance.

PART 1 - Determine how much money is available for the
mortgage DOWN PAYMENT.
The program adds all items in the FUNDS AVAILABLE
category and then subtracts the EMERGENCY FUND and
CLOSING COSTS amounts to determine the amount
available for a home mortgage DOWN PAYMENT.
PART 2 - Determine how much money is available for the monthly
MORTGAGE PAYMENT.
A. The program adds all the items entered by the
buyer in the MONTHLY INCOME category and
calculates the buyers total monthly income.
B. The program then adds all the items entered by
the buyer in the MONTHLY EXPENSES category and
calculates the buyers total monthly expenses.
C. The program then adds all the items entered by
the buyer in the MONTHLY HOME OWNERSHIP COSTS
category and calculates the buyers total monthly
home ownership expenses.
D. The program then adds the total monthly expenses
and the total monthly home ownership costs and
calculates a combined total monthly expense amount.
E. The program then subtracts the combined total
monthly expense from the total monthly income and
calculates the amount available for a monthly
mortgage payment.
PART 3 - Determine the LOAN AMOUNT the available monthly
mortgage payment amount will pay.
The program calculates the loan amount using
the funds available for payment amount, term
(years financed) and interest rate.
PART 4 - Determine the SALE PRICE the down payment and
loan amount will cover.
The program adds the loan amount and the down
payment amount and calculates the sale price.

PART 5 - Determine if the loan amount and sale price are
within the mortgage companies QUALIFICATION RATIO's.
A. The program calculates the ratio percentage
between the monthly income amount and the amount
available for mortgage payment.
B. The program calculates the ratio percentage
between the monthly income amount and the total
monthly payments amounts (monthly mortgage payment
plus any other monthly payments).
NOTE: AS A GENERAL RULE, MORTGAGE LENDERS REQUIRE THAT
A BUYERS MONTHLY MORTGAGE PAYMENT NOT EXCEED 25% - 28%
OF THEIR MONTHLY INCOME AND THE TOTAL OF ALL THEIR
PAYMENTS NOT EXCEED 32% - 36% OF THEIR MONTHLY INCOME.
You can call the lending institutions in your area and they
will give you the ratio percentages they use in qualifying
buyers.
The program will make all the complicated calculation for
the buyer. If the program alerts the buyer that the amounts
are not within the qualifying ratio's, the buyer should make
adjustments to the MONTHLY EXPENSE misc cash/checking
amount. The payment amount may be to large because the buyer
has not allowed enough money for monthly miscellaneous
cash/checking expenses.
The Mortgage Lender wants to insure that the borrower
has enough money leftover after the mortgage payment to
live comfortably.

FLOPPY DISK SYSTEM
To start the I QUALIFY program from a floppy disk, insert the
program diskette into the A:> drive. At the A:> prompt type
QUALIFY and press ENTER.
HARD DISK SYSTEM
It is recommended that you install the I QUALIFY program files in
a sub-directory on your hard disk.
The Program diskette has a installation batch program on it
named "Qinstall.bat". If you insert the program disk into
A: drive and from the A:> prompt type Qinstall, the program
files will be copied to a sub-directory named QUALIFY on your
hard disk on C:> drive.
TO MANUALLY INSTALL I QUALIFY: First make a sub-directory named
QUALIFY. To do so, type MKDIR QUALIFY at the C:> prompt. If you
are installing the files on a drive other than c:> (EX. D:>), at
the drive prompt type MKDIR QUALIFY.
At the C:> prompt type COPY A:*.* C:\QUALIFY and the press ENTER.
All of the program files will be copied to the sub-directory.
If you are copying the files to "D:>" drive type A:*.* D:\QUALIFY
and press ENTER.
When the program files are copied to the hard disk, you will
need to change to the QUALIFY sub-directory. To do so, type
CD QUALIFY and press ENTER. (CD is the DOS command to Change
Directory). The C:>\QUALIFY prompt should be displayed. At the
prompt type QUALIFY and press ENTER.

The program will start up with the I QUALIFY introduction
screen. You will be prompted whether you want to fill out
a new qualification worksheet or not. If you choose to fill
out a new worksheet the program will go through all the
qualification screen entries.
The sequence of screens you will be presented with are as follows:

MONTHLY INCOME
MONTHLY EXPENSES
HOME OWNERSHIP COSTS
When you have completed filling in the blanks the program will
calculate the qualifying loan amount and sale price.
If the amounts do not meet the lenders qualifying ratio's
the program will alert you.
You can change any of the previous entries and the program will
recalculate the qualifying loan amount and sale price.
Helpful Hint: Mortgage Lenders want you to have enough money
leftover each month to live comfortably. Be sure your
Misc cash/checking entry is large enough. The more you allow
for cash/checking reduces the amount available for monthly
mortgage payment, which allows you to zero in on a loan amount
that is within the lenders qualifying ratio's.
If you choose not to fill out a new qualification worksheet
and you want to change a previously saved file, press ESC from
the I QUALIFY introduction screen and the qualification work
screen will be displayed. Choose <F> File and retrieve the
saved file.

When you PRESS "1" from the I QUALIFY sub-menu choices
the program displays the <1> FUNDS AVAILABLE entry screen.
This screen has the following entry items:

blank will appear. Type in the amount for the entry and
then press "ENTER" to move to the next entry item.
CASH
The cursor will be located to the right of CASH. If you
want to enter an amount in this entry, press the "SPACEBAR"
and a entry blank will appear. Type in the CASH amount and
press "ENTER".
SAVING ACCOUNT
The cursor will be located to the right of SAVING ACCOUNT.
If you want to enter a amount in this entry, press the
"SPACEBAR" and a entry blank will appear. Type in the SAVING
ACCOUNT amount and press "ENTER".
CHECKING ACCOUNT
The cursor will be located to the right of CHECKING ACCOUNT.
If you want to enter an amount in this entry, press the
"SPACEBAR" and a entry blank will appear. Type in the
CHECKING ACCOUNT amount and press "ENTER".

STOCKS AND BONDS
The cursor will be located to the right of STOCKS AND BONDS.
If you want to enter an amount in this entry, press the

AND BONDS amount and press "ENTER".
MUTUAL FUNDS
The cursor will be located to the right of MUTUAL FUNDS.
If you want to enter an amount in this entry, press the
"SPACEBAR" and a entry blank will appear. Type in the
MUTUAL FUND amount and press "ENTER".
OTHER INVESTMENTS
The cursor will be located to the right of OTHER INVESTMENTS.
If you want to enter an amount in this entry, press the SPACE
BAR and a entry blank will appear. Type in the OTHER
INVESTMENTS amount and press "ENTER".
LIFE INSURANCE/EMPLOYEE SAVING PLAN
The cursor will be located to the right of LIFE INSURANCE
/EMPLOYEE SAVING. If you want to enter an amount in this
entry, press the "SPACEBAR" and a entry blank will appear.
Type in the LIFE INSURANCE/EMPLOYEE SAVING amount and press
"ENTER".
FAMILY ASSISTANCE
The cursor will be located to the right of FAMILY ASSISTANCE.
If you want to enter an amount in this entry, press the
"SPACEBAR" and a entry blank will appear. Type in the FAMILY
ASSISTANCE amount and press "ENTER".
PROCEEDS FROM SALE OF HOME
The cursor will be located to the right of PROCEEDS FROM SALE
OF HOME. If you want to enter an amount in this entry, press
the "SPACEBAR" and a entry blank will appear. Type in the
PROCEEDS FROM SALE OF HOME amount and press "ENTER".

TOTAL
All of the entry items will be added together and the TOTAL
will be displayed at the bottom of the screen.
After the total is displayed the worksheet will prompt
you for an entry. When you press "ENTER" the screen will
clear and the I QUALIFY main screen will display the TOTAL FUNDS
AVAILABLE amount.
<2> LESS FUNDS
This entry has the following entry items:
EMERGENCY FUNDS
ESTIMATED CLOSING COSTS
EMERGENCY FUNDS
When you press "2" from the I QUALIFY sub-menu choices
the cursor will move to the right of EMERGENCY FUNDS. You
can press "ENTER" to skip this entry or you can press
the "SPACEBAR" and a entry blank will appear. Type in the
amount in the entry blank and press "ENTER".
ESTIMATED CLOSING COSTS
The cursor will now be located to the right of ESTIMATED
CLOSING COSTS. Press "ENTER" to skip this entry or
press the "SPACEBAR" and a entry blank will appear. Type in
the amount in the entry blank and press "ENTER".
These two (2) entry items will be subtracted from the TOTAL
FUNDS AVAILABLE and the remainder will be displayed to the
right of FUNDS AVAILABLE FOR DOWN PAYMENT.

After the total is displayed the worksheet press "ENTER"

<#> CHANGE
To change an entry, press the number of the entry item (EXAMPLE:
press "3", to change INCOME, or press "4", to change EXPENSES.
Each time you change an entry the worksheet recalculates
completely.
</> + - / * CALCULATOR
If you press / you can (add, subtract, multiply or divide) any two
numbers. At the lower left of the screen a blank will appear,
enter the first number you want to calculate, then press ENTER.
Another blank will appear next to the last entry. Press either (+
to add, - to subtract, * to multiply, / to divide or ENTER), you
don't have to press enter after your choice. The cursor will move
to a blank to the right of this entry, now enter the second number
you want to calculate and press ENTER, your answer will be
displayed on the right side of The screen. You can simply press
ENTER at any of the three (3) entry blanks if you want to abort
the calculation.
<P>PRINT
If you press "P" a Menu will appear, above the sub-menu. Type in
"1", if you want to print a INCOME REPORT, "2" if you want to
print a ASSETS REPORT, "3" if you want to print a AFFORDABILITY
REPORT or "4" if you want to print all three (3) reports.
Remember, to turn your printer on before you press <P>. Your
printouts will look better if you set your printer to Letter
Quality mode.
<F> FILE
Press "F" and you will be prompted at the bottom of the screen for
another entry. Press "S" to SAVE a file or press "O" to OPEN a
file or "Q" to QUIT and return to the qualification work screen.
Type in the filename without any file extensions and press
"ENTER".
<O> OPTIONS
Press "O" and you will be presented with the SET-UP screen. You
can change the set-up configuration settings for TYPE Monitor and
Printer. You can also change the Qualification Ratio Percentages.
The cursor will be located in the blank beside MONITOR TYPE.

Press the SPACEBAR and a entry blank will appear, enter "0" for a
Color monitor or "1" for a Monochrome monitor (PRESS ENTER AFTER
YOU TYPE IN YOUR ENTRY). You can SKIP the entry by simply
pressing ENTER.
The cursor will move to the Printer TYPE entry. Press the SPACEBAR
and a entry blank will appear, enter "0" for EPSON emulation, "1"
for IBM emulation or "2" for LaserJet emulation (PRESS ENTER AFTER
YOU TYPE IN YOUR ENTRY). You can SKIP the entry by simply
pressing ENTER.
The cursor will move to the RATIO: Monthly Payments / Monthly
Income entry. Press the SPACEBAR and a entry blank will appear,
enter the percentage to be used and press ENTER. This is the
Mortgage Company allowable percentage which uses the total of all
monthly payments divided by your income. You can SKIP this entry
by simply pressing ENTER.
The cursor will move to the RATIO: Mortgage Payment / Monthly
Income entry. Press the SPACEBAR and a entry blank will appear,
enter the percentage to be used and press ENTER. This is the
Mortgage Company allowable percentage which uses the monthly
mortgage payment divide by your income. You can SKIP this entry by
simply pressing ENTER.
When you press ENTER after the last entry you will be returned to
the Qualification worksheet. The information you entered will be
stored on disk and the program will use this information until you
change them.
<Q> QUIT
If you press "Q", the program will end and you will be returned to
DOS.

license one copy for use on one (1) desk-top computer and one (1)
Laptop at any one (1) time. You must treat this software just like
a book. An example: this software may be used by any number of
people and may be freely moved from one computer location to
another, while there is no possibility of it being used at one
location while it's being used at another. Just as a book cannot
be read by two different persons simultaneously.
Commercial users of I QUALIFY must register and pay for their
copies of I QUALIFY within 30 days of first use or their
license is withdrawn. Site-License arrangements may be made by

AUTHORIZATION FOR DISTRIBUTION
Anyone distributing I QUALIFY for any kind of remuneration
must first contact PRACTICAL PROGRAMS, 97 Greenbrook, Brandon MS.
39042. This authorization will be automatically granted to
distributors recognized by the (ASP) as following its
guidelines for shareware distributors, and such distributors
may begin offering I QUALIFY immediately (However PRACTICAL
PROGRAMS must still be advised so that the distributor can be
kept up-to-date with the latest version of I QUALIFY).
You are Encouraged to pass a copy of I QUALIFY along to
your friends for evaluation. Please encourage them to register
their copy if they find that they can use it. All registered
users will receive a copy of the latest version of the I QUALIFY
program and will receive notification of any future
upgrades.
