- My wife and I are thinking of buying a "starter home" sometime in the next
- year to year and a half. Hopefully the interest rates won't skyrocket in
- that timeframe (wishful thinking, right?).

- We are a young couple with combined income in the high-$30k range. Looking
- to purchase a house in the $35k to $45k range (which we think is quite
- affordable at current rates).

- Question is: what's the best way to go about all this? Does anyone have
- information on "First time home-buyer" plans/incentives? How much should we
- plan on paying as downpayment? 15yr vs. 30yr mortgages? Work equity? (Pro-
- bably doesn't apply to "used" homes, right?)
