  25. UPGRADING FROM PREVIOUS VERSIONS OF EASY AGENT:

  27. To upgrade your existing version of EASY AGENT, to version 1.2, copy the 1.2
  28. files listed below to your working disk or directory:

  42. Easy Agent 1.2 uses a common file system for all worksheets (FHA
  43. acquisition, NETSHEET worksheet and Contract worksheet). The new file system
  44. is not compatible with version 1.1 files.  If you have working files saved
  45. with version 1.1, version 1.2 will not retrieve them, and attempting to
  46. retrieve 1.1 files may cause a error.

  49. UPGRADES AND CHANGES INCORPORATED IN version 1.2
  50.  
  51. On JULY 1, 1991, FHA made effective new rules and guidelines for calculating
  52. down payments, maximum mortgage amounts and mortgage insurance premium costs
  53. for mortgage loans.  The incorporation of these rules into EASY AGENT, is
  54. what necessitated the revision to version 1.2.
  55.  
  56. File system:
  57. version 1.2 uses a common file system, by using common files, data transfer
  58. between worksheets is accomplished. This permits FHA worksheets to be
  59. utilized in the NETSHEET worksheet and the Contract worksheet. Easy Agent
  60. 1.2 stores all data from all worksheets in a sequential file with a
  61. extension .net

  63. FHA acquisition worksheet:
  64. version 1.2 incorporates the latest FHA rules (JULY 1991) in making the
  65. calculations for down payment, maximum loan, closing costs, mortgage
  66. insurance premium (amount included in monthly payment) and mortgage
  67. insurance premium escrow amount.

  69. FHA Formulas used in version 1.2:
  70. Sale/appraisal price - seller paid closing cost + 57% of the closing cost
  71. * 95% + $500 = maximum mortgage if price is above $50,000.
  72. Sale/appraisal price - seller paid closing cost + 57% of the closing cost
  73. * 97% = maximum mortgage if price is below $50,000.
  74. Maximum mortgage * .038 = Mortgage Insurance premium
  75. (loan balance *.005)/12=  Mortgage Insurance premium monthly payment amount
  76. Mortgage Insurance premium monthly payment amount * 2 = 2 months MIP escrow
  77. Appraisal price * 97.75% if amount is above $50,000
  78. Appraisal price * 98.75% if amount is below $50,000

  80. New!- FHA closing cost worksheet:
  81. A new closing cost worksheet has been added to the FHA acquisition Sub-
  82. program, this worksheet let you designate who is paying each cost by
  83. entering "S" for seller "B" for buyer and then the program  either
  84. calculates the amount or lets you enter the amount. It calculates the
  85. origination fee, you enter the amounts for attorney fee, appraisal, survey,
  86. credit report and recording fee, and it calculates the title insurance
  87. amount for you. It then totals the sellers cost, buyers cost and totals all
  88. closing costs. The totals are then transferred into the main FHA acquisition
  89. worksheet. When you complete the main worksheet, you can call up the closing
  90. cost worksheet and change the costs, and the main worksheet will be
  91. recalculated completely.

  93. New!- print closing cost summary:
  94. When you print a FHA worksheet, the program also prints a summary, listing
  95. the closing cost items, their amounts and the totals. The program prints the
  96. FHA acquisition report, and then prints the summary. 2 pages will be printed
  97. each time you print from the FHA acquisition worksheet. This summary prints
  98. the name of the closing cost, who is paying them, how much they are paying
  99. and sellers total cost, buyers total cost and total allowable closing costs.

  102. Bug Fix!

  104. The file handling procedures have been improved, version 1.1 would crash
  105. during some file handling requests. With version 1.2 I have incorporated new
  106. error handling procedures for file handling.

  109. New!- when you view FHA or NETSHEET files from the SYSTEM SET-UP menu, the
  110. complete worksheet screen (with the files data) is displayed, just as though
  111. you were working in the worksheet.

  115. A complete users manual is included in the manual.doc file, this file has
  116. the same (step/step, item/item) documentation as the printed manual that you
  117. receive upon registration.
