WELCOME TO EASY AGENT
EASY AGENT is a tool for the busy REAL ESTATE AGENT, with this
program a agent can Calculate loan payments for their clients,
prepare Sales Net Sheets for presentation, and calculate and
prepare FHA acquisition worksheets, and you can use the
information to print your Contracts. EASY AGENT version 1.2
has been updated to incorporate the JULY 1991 FHA new rules.
EASY AGENT is a simple to use program, you only have to fill in
the blanks and the program will calculate your answers for you,
or change the data you entered and the program will recalculate
the answers.
EASY AGENT will print the following documents for you.

HOW TO START EASY AGENT
The command to start EASY AGENT is "AGENT", The executable file is
Agent.exe.
If you want to run EASY AGENT from a Floppy drive, at the A:>
prompt type AGENT and press "ENTER". If you have installed EASY
AGENT onto a hard drive, at the C:> prompt, type CD REALTY and press
"ENTER", at the C:\REALTY> prompt, type AGENT and press "ENTER"

I welcome suggestion for improvements to this package. If you
would like to see other features added to this program, then

receive notification as upgrades are available. In keeping with my
objectives, to provide PRACTICAL solutions at a reasonable price,
all upgrades will be reasonably priced also.
DUAL OR SINGLE FLOPPY DRIVE SYSTEMS
Start your computer with your MS-DOS start-up diskette. (Be sure
and set the DATE during start-up, EASY AGENT uses the system date
in its printout. After system boot, remove your MS-DOS diskette
and insert the EASY AGENT program diskette into "A" drive. At the
"A:>" prompt type FINSTALL.
The FINSTALL program will prompt you for your Name/Company. Type
in either your name or your company's name at the prompt, then
press ENTER.
The FINSTALL program will next prompt you for the type MONITOR you
have connected to your computer. (MONOCHROME OR COLOR)
The FINSTALL program will next prompt you for the type PRINTER you
have connected to your computer. IBM or EPSON (emulation )
The FINSTALL program will now prompt you to put a formatted
diskette into drive "B". press ENTER to continue. FINSTALL will
now make a back-up
copy of your program disk. When the FINSTALL program is
complete, remove the original EASY AGENT diskette and store it.
Put the Copy you just
made into "A" drive. At the "A:>" prompt type AGENT.
HARD DISK INSTALLATION
If you want to install EASY AGENT on your hard disk, The
INSTALL program on the EASY AGENT diskette will do it for you.
INSTALL.BAT makes a directory on "C" drive, named REALTY. If you
have your hard disk partitioned, and use some other drive designation
other than "C", use FINSTALL.BAT and initialize the program files,
then copy all the files from the program diskette to the drive you
use. If you change to the drive you use, "example: D> " type in mkdir
realty, and press enter. type in CD REALTY, and press enter, from the
D:\REALTY> prompt, type in "copy a:*.* D:", then press enter. All of
the files will be copied to your hard disk.
Put the EASY AGENT program diskette in the "A" drive. At the
"C:>" prompt type A:\ and press ENTER. The A:> prompt should be
displayed. At the
"A:>" prompt type INSTALL and press ENTER.
The INSTALL program will first ask you for your Name / Company.
Type in your name or company's name and press ENTER.
The INSTALL program will next prompt you for the type MONITOR you
have connected to your computer. (MONOCHROME OR COLOR)
The INSTALL program will next prompt you for the type PRINTER you
have connected to your computer. IBM or EPSON (emulation )
The INSTALL program will now begin the installation process. It
will copy all of the EASY AGENT program files into a sub-
directory named "REALTY" on your "C" Drive.
When the installation is complete, change back to "C" drive. (at
the A:> prompt) type C:\ then press ENTER. You will need to change
to the "REALTY" sub- directory. At the (C:> prompt) type CD
REALTY then press ENTER. At the C:\REALTY> prompt type AGENT, The
EASY AGENT program will start.
<1> LOAN PAYMENT CALCULATIONS
<1> LOAN PAYMENT CALCULATIONS is a sub-program that you can
calculate loan payments, view a loan AMORTIZATION schedule, print
a loan AMORTIZATION schedule, or use the built in calculator.
Once you go through the worksheet, you can change the variables
you entered and the program will re-calculate the worksheet for
you. When you are satisfied with the loan you calculated, you
can prepare a NETSHEET and print a CONTRACT using the information
you have already entered.
HOW TO USE <1>LOAN PAYMENT CALCULATIONS
When you choose this option you are presented with the loan
payment worksheet. The cursor will be blinking in the blank
after <1> SALE PRICE, enter a number from 1 to 999999, then press
ENTER (YOU HAVE TO ENTER A WHOLE NUMBER, THE PROGRAM WILL NOT
EXCEPT 0 OR LETTERS OF THE ALPHABET)
The cursor now moves to the blank after <2> DOWN PAYMENT; ENTER a
number from 1 to 999999, or choose from either of the Down Payment
amounts displayed below <5> EARNEST MONEY. The program displays
(3) amounts; 5% of loan amount, 10% of loan amount and 20% of
loan amount; these are displayed for your convenience, enter a
amount, and then press ENTER
The cursor now moves to the blank after <3>INTEREST RATE; enter a
number from 1 to 50, then press ENTER . (EXAMPLE: For 6% enter
6, a whole number or 8.5 for 81/2%).
The cursor now moves to the blank after <4>YEARS FINANCED; enter
a number from 1 to 50, then press ENTER
The cursor now moves to the blank after <5>EARNEST MONEY; enter
the amount of earnest money to be deposited by client, Then press
ENTER.
The MONTHLY PAYMENT is now displayed, the program has just
calculated the payment for you.
The next (4) entries are for PROPERTY address, SELLERS name,
BUYERS name and AGENTS name. If you want to print a report or
transfer the information in this worksheet to a NETSHEET, or save
it in a NETSHEET file, then fill in these entries. If you aren't
planning on saving or printing the data, just press ENTER to skip
to the bottom MENU line.
IF YOU WANT TO FILL IN THESE ENTRIES
The cursor is now blinking in the blank after PROPERTY ADDRESS ,
type in the address, (30 CHARACTERS or less) then press ENTER
The cursor is now blinking in the blank after BUYER , type in the
Buyer's names, (30 CHARACTERS or less) then press ENTER
The cursor is now blinking in the blank after SELLER , type in
the Seller's names, (30 CHARACTERS or less) then press ENTER
The cursor is now blinking in the blank after AGENT , type in
your name, (30 CHARACTERS or less) then press ENTER
THE CURSOR NOW MOVES TO THE SUB-MENU AT THE BOTTOM OF THE screen
The cursor is now at the bottom right of the screen, if you choose
<#>CHANGE, and press a number between 1 and 9, the cursor will
move to the respective entry blank and you can change the previous
entry. When you press ENTER, the worksheet recalculates after the
entry and the cursor returns to the bottom right of the screen.
If you press <A>AMORTIZATION, a sub-menu will appear and you can
choose <P> to print a amortization schedule or <V> to view a
amortization schedule at the bottom of the screen. If you
choose View, as you press enter the program displays the next
months data. When you are through the cursor will return to the
bottom right of the screen.
If you choose <N>NETSHEET, the screen will clear and you will be
presented with a NETSHEET worksheet. The SALE PRICE, DOWN PAYMENT,
AMOUNT FINANCED, EARNEST MONEY AMOUNT and BUYER and SELLERS NAME
and PROPERTY ADDRESS will be transferred into the NETSHEET from
the LOAN WORKSHEET.
SEE - NETSHEET PREPARATION for explanation on filling out a
NETSHEET.
If you press <P>PRINT, a loan payment worksheet will be printed
out on your printer.
If you press <C>CALCULATOR, a entry blank will appear at the
bottom left of the screen, enter a number you want to (+) add (-)
subtract (*) multiply or (/) divide, then press ENTER. Now press
the (+) or (-) or (*) or (/) function you want to use. When you
press the function key a new entry blank appears on the screen,
now enter the other number and press ENTER, the answer appears
and the cursor returns to the bottom right of the screen awaiting
your command.
If you press <Q>QUIT, you return to the MAIN MENU.
<2>FHA ACQUISITION LOAN
<2>FHA ACQUISITION LOAN is a sub-program that you can prepare a
FHA acquisition worksheet, by simply entering the Sale price, closing
costs, Interest rate and Number of years financed. This program uses
the (JULY 1991 FHA rules and multiplies) calculating the results.
The program subtracts the closing costs the seller is paying from the
Sale/Appraisal price and adds 57% of the closing cost to the
remainder. It then determines the (95% + $500 or 97%) amount for
you. Also calculated is the (97.75% or 98.75%) amount of the
sale/appraisal value, the two amounts are compared and the smaller of
the two is used as the Maximum Loan amount. The smaller of the
maximum loan amounts is subtracted from the sale/appraisal price
and the down payment required is calculated. The program also
prompts you to enter the taxes and insurance costs required at
closing. 2 months mortgage insurance premium payment amount is also
calculated and displayed. The calculated down payment is added to the
taxes, insurance, mortgage insurance premium payment amount and
buyers portion of the closing cost. Total investment is then
displayed. Also after entering the payment amounts for taxes and
insurance, the program calculates the Mortgage Insurance
payment (.5% of loan balance / 12) amount and displays Total
payment including taxes, insurance and MIP.
Once you go through the worksheet, you can change any of the
variables and the program will re-calculate the answers for you.
When you are satisfied with the answers you can print out a
completed worksheet and closing cost summary for your client, or
save the data in a file for future revisions (either from the FHA
acquisition worksheet or a netsheet worksheet).
<2>FHA ACQUISITION LOAN
When you choose this option you are presented with the FHA
LOAN WORKSHEET. The cursor will be blinking in the blank after
<1> SALE PRICE, enter the price of the house, any number from 1-
999999, then press ENTER
The cursor will now be blinking in the blank after <2> INTEREST
RATE enter the interest rate in whole numbers from 1-50, then
press ENTER
The cursor will now be blinking in the blank after <3> YEARS
FINANCED enter the number of years the loan will be financed, in
whole numbers from 0-50, then press ENTER
You are now presented with a closing cost worksheet. The SALE
PRICE is displayed at the top of the worksheet.
The cursor is blinking in the blank next to origination, if the
buyer is paying the origination fee, press B. If the seller is
paying the origination fee, press S. (1%) one percent of the sale
price will be calculated and displayed to the right of your entry.
The cursor will now be blinking next to SURVEY, press B for buyer
or press S for seller, a blank will appear to the right of this
entry. type in the amount of the SURVEY cost, and then press
enter.
The cursor will now be blinking next to APPRAISAL, press B for
buyer or press S for seller, a blank will appear to the right of
this entry. type in the amount of the APPRAISAL cost, and then
press enter.
The cursor will now be blinking next to ATTORNEY FEE, press B for
buyer or press S for seller, a blank will appear to the right of
this entry. type in the amount of the ATTORNEY FEE cost, and then
press enter.
The cursor will now be blinking next to CREDIT REPORT, press B for
buyer or press S for seller, a blank will appear to the right of
this entry. type in the amount of the CREDIT REPORT cost, and then
press enter.
The cursor will now be blinking next to RECORDING FEE, press B for
buyer or press S for seller, a blank will appear to the right of
this entry. type in the amount of the RECORDING FEE cost, and then
press enter.
The cursor is blinking in the blank next to TITLE INSURANCE, if
the buyer is paying the TITLE INSURANCE, press B. If the seller
is paying the TITLE INSURANCE, press S. The title insurance amount
will be calculated for you using the title insurance data, stored
in Title.dst file. (you can change title insurance data, from the
system set-up menu)
The program now displays the total cost paid by the seller, total
cost paid by the buyer and total allowable closing cost. press
enter and you will be returned to the FHA worksheet screen.
The Program calculates part of the worksheet and the cursor moves
to the blank after <5> 2 MONTHS TAXES enter the amount in whole
numbers from 1-999999 then press ENTER (this item will show up as
PREPAID TAXES in the netsheet worksheet)
The cursor will now be blinking in the blank after <6> 14 MONTHS
INSURANCE, enter the amount of the taxes in whole numbers from 1-
999999, then press ENTER (this item will show up as HZD INSURANCE
in the netsheet worksheet)
A total for 2 MONTHS MIP PAYMENTS is displayed under 14 MONTHS
INSURANCE, this amount is calculated for you. The amount is also
added to the other items and is included in the TOTAL INVESTMENT
total. (this item will show up as a PREPAID ESCROW item in the
netsheet worksheet)
The cursor will now be blinking in the blank after <7> ESTIMATED
TAXES, enter the amount of the taxes in whole numbers from 1-
999999, then press ENTER
The cursor will now be blinking in the blank after <8> ESTIMATED
INSURANCE, enter the amount of the Insurance in whole numbers from
1-999999 then press ENTER
THE PROGRAM JUST FINISHED ALL OF THE CALCULATIONS AND THE MONTHLY
PAYMENT IS DISPLAYED. Also calculated is the monthly payment
amount of the Mortgage Insurance premium included in the payment.
This amount is .5% of the loan balance/12.
You can press ENTER and step through the BUYER, ADDRESS,
SUBDIVISION, and AGENT blanks, or you can fill them out.
IF YOU FILL THE OUT.
The cursor will be blinking in the blank after BUYER, type in
the name of your client (30 characters or less) the press ENTER
the cursor will be blinking in the blank after ADDRESS, type in
the address of the property (30 characters or less) then press ENTER
The cursor will be blinking in the blank after SUBDIVISION, type
in the name of the subdivision (30 characters or less) then press
ENTER The cursor will be blinking in the blank after AGENT, type
in your name (30 characters or less) then press ENTER
THE CURSOR IS NOW BLINKING AT THE BOTTOM RIGHT OF THE screen.
The worksheet is complete.
<C>CALCULATOR
If you press "C", a entry blank will appear at the bottom left of
the screen, enter a number you want to (+) add (-
) subtract (*) multiply or (/) divide, then press ENTER. Now press
the (+) or (-) or (*) or (/) function you want to use. When you
press the function key a new entry blank appears
on the screen, now enter the other number and press ENTER, the
answer appears and the cursor returns to the bottom right of the
screen awaiting your command.
<#>CHANGE
If you press a number between 1 and 9, the cursor will move to the
respective entry blank and you can change the previous entry.
When you press ENTER after the entry, the cursor returns to the
bottom right of the screen.
<P>PRINT
If you press "P" a completed worksheet and a summary of itemized
allowable closing costs will be printed. Note: remember
to turn your printer on before you press <P>. Your printouts will
look better if you set your printer on Letter Quality mode.
<S>SAVE
If you press "S", you will be prompted for a file name. type
in the file name (without any extensions). example: If you wanted
to save a file under the name JONES, just type in JONES and press
enter. The file will be saved with a file extension .net
(jones.net). This file can be retrieved from the NET SHEET
program for net sheet preparation. FHA worksheet and NET SHEET
worksheet use the same file. The information you entered in the
FHA worksheet will not have to be re-entered.
<G>GET
If you press "G", you will be prompted for a file name. type
in the name of the file (without any extensions) and then press
enter. All of the data in the file will be entered into the
worksheet.
<Q>QUIT
If you press "Q", the program will return to the MAIN MENU
<3>SALES NET SHEET
<3>SALES NET SHEET is a sub-program which you can enter all the
sales information into a worksheet, and the program will calculate
the Buyer's and Seller's estimated cost. When you complete the
worksheet the first time, you can then go back and change any of
the variables and the program will re-calculate the entire
worksheet. You can also calculate a estimated payment without
having to go back to the loan payment sub-program. You can print a
final NETSHEET for presentation when you are finished or you can
transfer all the NETSHEET information to a CONTRACT worksheet and
then print a CONTRACT for presentation. Like the other sub-
programs you also have a built-in calculator at your fingertips.
SALES NET SHEET
When you choose this option from the MAIN MENU you are presented
with the Sales NETSHEET Worksheet screen.
<1>BUYER
The cursor will be blinking in the blank after <1> BUYER , enter
the Buyers name (30 characters or less) then press ENTER
<2>SELLER
The cursor will now be blinking in the blank after <2> SELLER,
enter the Sellers name (30 characters or less), then press ENTER
<3>PROPERTY
The cursor will now be blinking in the blank after <3> PROPERTY,
enter the property address (30 characters or less) then press
ENTER
<4>SALE PRICE
The cursor will now be blinking in the blank after <4> SALES
PRICE, enter the amount ( any number from 1-999999) then press
ENTER
<5>DOWN PAYMENT
The cursor will now be blinking in the blank after <5> DOWN
PAYMENT , enter the amount ( any number from 1-999999) then
press ENTER
<6>LOAN AMOUNT
After you pressed ENTER the last time the <6> LOAN AMOUNT was
calculated for you and is displayed. The LOAN AMOUNT is the
result of subtracting the DOWN PAYMENT from the SALE PRICE. When
you go through the worksheet once, you can change the LOAN AMOUNT
and EASY AGENT will subtract the LOAN AMOUNT from the
SALE PRICE and calculate a new DOWN PAYMENT.
NOTE: The next section of the worksheet accepts (2) two entries
for each category, you can enter an amount either under the
(SELLER) or (BUYER) column. The cursor will move from one to the
other.
<7>BROKERAGE
The cursor will now be blinking in the blank after <7>
BROKERAGE %, enter the percentage of brokerage (6, 5, 4.5 etc.) then
press ENTER, The amount of brokerage is displayed under the
SELLER column. If the Buyer was going to pay the brokerage then
all you need to do is press enter (Don't enter a number). The
cursor is still blinking in the blank after <7> BROKERAGE % ; if
you enter a number in the blank, the amount of brokerage will be
displayed under the BUYER column. If the Buyer is not paying any
brokerage then just press ENTER ( Don't enter a number)
<8>ATTORNEY FEE
The cursor is now blinking in the blank after <8> ATTORNEY FEE ,
under the SELLER column. If the Seller is paying the Attorney fee
then enter the amount, then press ENTER, If not then press
ENTER. The cursor is now blinking in the blank under BUYER, if the
buyer is paying the Attorney fee, then enter the amount and press
ENTER, if not then just press ENTER
If you retrieve a previously saved file, that was saved from the
FHA Acquisition worksheet, The attorney fee amount will be entered
into the appropriate column for you.
<9>SURVEY
The cursor is now blinking in the blank after <9> SURVEY , under
the SELLER column. Either enter an amount if the seller is paying
the cost or press ENTER to move to the BUYER column. If the buyer
is paying this cost enter the amount or just press ENTER to move
to the next category.
If you retrieve a previously saved file, that was saved from the
FHA Acquisition worksheet, The survey amount will be entered into
the appropriate column for you.
<10>DISCOUNT POINTS
The cursor is now blinking in the blank after <10> DIS-POINTS , if
you enter the number of discount points in this blank, the amount
will be displayed under the SELLER column; or press ENTER If the
Seller isn't paying any points The cursor is still in the blank
after DIS-POINTS, enter the number of points the BUYER will pay;
then press ENTER; If the Buyer isn't paying any points just press
ENTER.
<11>LOAN ORIGINATION
The cursor is now blinking in the blank after <11> LOAN ORIG ,
This entry is just like Discount Points, if Loan Origination is 1%
of amount financed, then enter (1) or whatever percentage applies.
Remember you can either enter it in the SELLER or BUYERS column.
If you retrieve a previously saved file, that was saved from the
FHA Acquisition worksheet, The loan origination amount will be
entered into the appropriate column for you.
<12>LOAN BALANCE
The cursor is now blinking in the blank after <12> LOAN BALANCE ,
under the Sellers column, enter a amount or press ENTER to step to
the next blank under the Buyers column, enter an amount or press
ENTER
<13>PREPAID ESCROW
The cursor is now blinking in the blank after <13> PREPAID ESCROW,
under the Sellers column, enter a amount or press ENTER to step to
the next blank under the Buyers column, enter an amount or press
ENTER
If you retrieve a previously saved file, that was saved from the
FHA Acquisition worksheet, The prepaid escrow (2 months taxes)
amount will be entered into the appropriate column for you.
<14>TERMITE INSPECTION FEE
The cursor is now blinking in the blank after <14> TERMITE
INSPECT, under the Sellers column, enter a amount or press ENTER
to step to the next blank under the Buyers column, enter an amount
or press ENTER
<15>RECORDING FEE
The cursor is now blinking in the blank after <15> RECORDING FEE,
under the Sellers column, enter an amount or press ENTER to step
to the next blank under the Buyers column, enter an amount or
press ENTER
<16>TITLE INSURANCE
The cursor is now blinking in the blank after <16> TITLE INSURANCE
under the Sellers column, enter "Y" if you want title insurance
entered into the column or press ENTER to step to the next blank
under the Buyers column, enter "Y" or press ENTER. (this entry
uses the data stored in the TITLE.DST file to calculate this
amount for you, you can change the data file from the SETUP menu,
or see change "Title Insurance Data", on page 19 of the manual.
If you retrieve a previously saved file, that was saved from the
FHA Acquisition worksheet, The title insurance amount will be
entered into the appropriate column for you.
<17>HAZARD INSURANCE
The cursor is now blinking in the blank after <17> HZD INSURANCE,
under the Sellers column, enter a amount or press ENTER to step to
the next blank under the Buyers column, enter an amount or press
ENTER
If you retrieve a previously saved file, that was saved from the
FHA Acquisition worksheet, The hzd insurance (14 months insurance)
amount will be entered into the appropriate column for you.
<18>TRANSFER FEE
The cursor is now blinking in the blank after <18> TRANSFER FEE ,
under the Sellers column, enter an amount or press ENTER to step
to the next blank under the Buyers column, enter an amount or
press ENTER
<19>OTHER
The cursor will be blinking after <19>This entry has a added
feature, it allows you to type in the name of the other costs (15
characters only), that are not covered by the other entries. What
you type in the first blank of this entry will also be printed on
the NETSHEET printout. After you type in the name of the cost;
press ENTER; The cursor will move to the blank under the Seller
column enter a amount and press ENTER or just press ENTER to move
to the blank under the Buyers column, enter a amount or press
ENTER to move to the NEXT category.
<20>OTHER
This entry works just like ( entry 19 ).
<21>OTHER
This entry works just like ( entry 19 ).

<24>VA FUNDING FEE
The cursor is now blinking in the blank after <11> VA FUNDING FEE;
This entry is just like Discount Points, if VA FUNDING FEE is 1%
of amount financed, then enter 1 or whatever percentage applies.
Remember you can either enter it in the SELLER OR BUYERS column.
<25>APPRAISAL
The cursor is now blinking in the blank after <25> APPRAISAL
under the Sellers column, enter a amount or press ENTER to step to
the next blank under the Buyers column, enter a amount or press

into the appropriate column for you.
<26>WARRANTY
The cursor is now blinking in the blank after <26> WARRANTY under

<27>EARNEST MONEY
The EARNEST MONEY entry is optional, if you need to enter a

The program just calculated all your entries and the Total Sellers
cost is subtracted from the sale price , and the Net Proceeds is
displayed. Also the Total Buyers costs are added to
the Down Payment and the Total Buyers costs are displayed also.
THIS COMPLETES ALL THE ENTRIES AND THE CURSOR IS NOW BLINKING AT
THE BOTTOM SCREEN SUB-MENU.
YOU CAN CHANGE ANY OF THE ENTRIES TO SUIT YOUR CLIENTS NEEDS.
AS YOU CHANGE THE ENTRIES THE ENTIRE WORKSHEET IS RECALCULATED FOR
YOU.

To change a entry press the number of the entry (EXAMPLE press 8
to change ATTORNEY FEE or press 4 to change SALE PRICE. Each time
you change on of the entries the worksheet re- calculates
completely.
<P> PRINT
Press P and a presentation worksheet will be printed. BE SURE YOUR
PRINTER IS ON BEFORE YOU PRESS P.
<X> PAYMENT
If you press X you can calculate a payment for <6> LOAN AMOUNT: At
the lower left of the screen a blank will appear after INTEREST
RATE enter the interest rate for the loan, press ENTER, now a
blank will appear after YEARS FINANCED, enter the number of
years, then press ENTER; The PAYMENT AMOUNT WILL BE DISPLAYED ON
THE RIGHT SIDE OF THE SCREEN:
<C> CALCULATOR
If you press C you can (add, subtract, divide or multiply) any two
numbers. At the lower left of the screen a blank will appear,
enter the first number you want to calculate; then press ENTER;
Another blank will appear next to the entry you just made, press
either ( + for add, - to subtract, * to multiply, / to divide) you
don't have to press enter, the cursor will move to a blank to the
right of your last entry, now enter the second number you want to
calculate; then press ENTER; your answer will be displayed on the
right side of the screen.
<F> FILE
Press F and you will be prompted at the bottom of the screen for
another entry. Press S , to save a file or press G to get a file.
Type in the filename without any file extensions.
<J>CONTRACT
Press J and you will be presented with the CONTRACT worksheet.
you will be prompted if you want to fill in a new contract (Y/N) If
you press N, the cursor will move to the SUB-MENU at the bottom of
the screen. If you press Y the cursor will step through each
entry until the worksheet is complete. See HOW TO USE CONTRACT
WORKSHEET.
Q> QUIT press Q to return to the MAIN MENU.
<J>CONTRACT WORKSHEET
The contract worksheet allows you to enter all of the items not
included in the NETSHEET, into a common worksheet for printing, or
saving in a file. EASY AGENT will fill in the blanks of the
contract form, for you.
HOW TO USE <J> CONTRACT
When you press "J" from the NETSHEET worksheet, you will be
presented with the CONTRACT worksheet screen (see figure 5). You
will be prompted at the bottom of the screen whether you would
like to fill out a new contract or revise a previously saved
contract. If you want to fill out a new contract press "Y", if not
press "N".
If you chose "N", you can revise a existing worksheet, all the
data from the previously saved file will be inserted in the
appropriate blanks. You can change the information or print another
copy of the contract.
If you press "Y" for a new contract, the cursor will be blinking
in the blank after 1>LOT, enter the lot number of the property,
then press enter. (this entry will accept numbers or letters)
The cursor will be blinking in the blank after 2>BLOCK, enter the
block number of the property, then press enter. (this entry will
accept numbers or letters)
The cursor will be blinking in the blank after 3>SUBDIVISION,
enter the subdivision name where the property is located, then
press enter.
The cursor will be blinking in the blank after 4>PART, enter the
number of the subdivision part where the property is located, then
press enter.
The cursor will be blinking in the blank after 5>COUNTY, enter the
name of the county or parish where the property is located, then
press enter.
The cursor is now blinking in the blank after 6>TERM, enter the
number of years the loan will be financed.
The cursor will now be blinking to the left of 7>FIRM, this entry
and the next entry (APROX) pertain to the loan assumption entry.
If the 8>ASSUME amount is correct, type X. If this entry doesn't
apply to this contract, press enter. (When you print the contract
form, the program will print the appropriate "X" in either the
FIRM or APROX blanks).
The cursor is now blinking in the blank to the left of CONV, enter
"X" if this is for a conventional loan, or press enter to move to
FHA. Enter "X" if this is for a FHA loan, or press enter to move
to VA. Enter "X" if this is for a VA loan, or press enter to move
to 8>ASSUME.
NOTE: The program will print the appropriate "X" for the above 5
entries, on the contract form for you.
The cursor is now blinking in the blank after 8>ASSUME, enter the
loan amount the purchaser will be assuming, then press enter.
The cursor is now blinking in the blank after 9>DESCRIPTION, enter
the property description (58 characters max) as required. Then
press enter.
The cursor is now blinking in the blank after 10>DESCRIPTION,
enter the property description (58 characters max) as required.
Then press enter.
The cursor is now blinking in the blank after 11>LOAN TITLE INS.
enter "B" if the buyer is paying, or enter "S" if the seller is
paying, then press enter.
The cursor is now blinking in the blank after 12>OWNER TITLE INS.
enter "B" if the buyer is paying, or enter "S" if the seller is

The cursor is now blinking in the blank after 13>PMI/MIP , enter

the program skipped over the following items, ORIGINATE
FEE,PERPAID,SURVEY,APPRAISAL,ATTORNEY,TRANSFER. To the right of
each of these items the program marked the appropriate
designation, either B, S or N/A, according to the values in the
NETSHEET. The program transferred the information from the NETSHEET
for you. When the contract is printed the designating on the
screen will be printed on the contract form.
In the blank after 16>CLOSING DATE , type in any necessary
comments (40 characters max), then press enter.
The cursor is now blinking in the blank after 17>%BROKERS
COMMISSION, enter the percent commission the broker is to receive,
then press enter.
The cursor will now be blinking in the blank after 18>%LISTING
COMMISSION, enter the percent commission the listing agent is to
receive, then press enter.
The cursor will now be blinking in the blank after 19>%SELLERS
COMMISSION, enter the percent commission the selling agent is to
receive, then press enter.
The cursor is now blinking in the blank after 20>INSURANCE
PROVISIONS, type in any necessary comments, then press enter.
The cursor is now blinking in the blank after 21>SPECIAL
PROVISIONS, this item consists of 5 entries, each entry coincides
with a list of items which appear on a separate page which will be
attached to the contract, as you make a # entry or press enter the
cursor will move across the screen to each of the five entry
blanks.
The cursor will now be blinking in the blank after 22>PAGES , this
item consists of 1 entry, type in the number of pages that will be
attached to the contract, then press enter.
The cursor is now blinking in the first blank after 23>PERSONAL
PROPERTY REMAINING, simply fill in the blank (40 characters max)
and then press enter.
The cursor is now blinking in the second blank 24>, for personal
property remaining, simply fill in the blank (65 characters max)
and then press enter.
The cursor is now blinking in the third blank 25>, for personal
property remaining, simply fill in the blank (65 characters max)
and then press enter.
All three entries will be printed on the contract form just as you
typed them.
This completes the contract worksheet and the cursor is now at the
bottom of the screen at the SUB-MENU. From the SUB-MENU you can
change any of the entries or print a contract.
<#>CHANGE If you press the respective number beside any of the
items in the worksheet, you can change previous entries. The
following items (ADDRESS, DOWN, ORIGINATE FEE, APPRAISAL, SURVEY,
ATTORNEY, TRANSFER FEE, PREPAID AND DEPOSIT) are transferred from
the NETSHEET, if they are not correct, you will need to return to
the NETSHEET worksheet and change them, then return to the
contract worksheet and complete your entries.
<P>PRINT press p and the program will print a complete contract
for you. (Be sure your printer is turned on and you may need to
check alignment to get the program to print in the proper blanks).
Built in the program is a "check form alignment" feature. When you
press "P" you will be prompted at the lower part of the screen for
either a "Y" or "N" entry, to check form alignment. If you press
"Y" the program prints 3(.) periods across the top of the contract
form. The first period should be directly under "1.", the second
period should be at the beginning of the "LOT" blank, and the
third period should be at the beginning of the "BLOCK" blank.
After checking alignment and adjusting the form, either press "Y"
to check alignment again or press "N" and print the contract. When
printing is complete you will be returned to the SUB-MENU.
<Q>QUIT press Q and you will return to the NETSHEET worksheet.
REMEMBER TO SAVE THE NETSHEET AFTER YOU <Q>QUIT THE CONTRACT
WORKSHEET SCREEN.
WHEN YOU SAVE YOUR NETSHEET, ALL THE INFORMATION ENTERED IN THE
CONTRACT WILL BE SAVED IN THE SAME FILE.
