  3.                                SELF RENEWING LEASE
  4.

  7.                 LEASE AGREEMENT, made between ____________________ 
  8.         (Landlord) and ______________________ (Tenant).
  9.  
  10.                 In consideration of the covenants herein contained it is 
  11.         agreed between the parties as follows:

  13.                 1.  Landlord hereby leases and rents to Tenant the 
  14.         premises described as follows:

  18.                 2.  This Lease shall be in effect for a term of one (1) 
  19.         year, commencing on ____________, 19__ and from year to year 
  20.         thereafter unless _____ days prior to the termination of the 
  21.         lease either party sends notice in writing electing to terminate

  24.                 3.  Tenant shall pay Landlord the annual rent of

  40.                 (a)  Upon the expiration of the lease it will turn over 
  41.         possession of the leased premises in its present condition, 
  42.         reasonable wear and tear excepted.  Tenant shall commit no waste 
  43.         to the leased premises.

  45.                 (b)  It shall not assign or sub-let or allow any other 
  46.         person to occupy the leased premises without Landlord's prior 
  47.         written consent.

  49.                 (c)  It shall not make any material or structural 
  50.         alterations to the leased premises without Landlord's prior 
  51.         written consent.

  53.                 (d)  It shall comply with all building, zoning and health 
  54.         codes and other applicable laws for said leased premises.  
  55.  
  56.                 (e)  It shall not conduct a business deemed extra 
  57.         hazardous, a nuisance or requiring an increase in fire insurance 
  58.         premiums.  Tenant warrants the leased premises shall be used only 
  59.         for the following purposes:

  63.                 (f)  In the event of a breach of the payment of rent or 
  64.         any other allowed charge, or other breach of this Lease, 
  65.         Landlord shall have full rights to terminate this Lease in 
  66.         accordance with state law and re-enter and claim possession of 
  67.         the leased premises, in addition to such other remedies available 
  68.         to Landlord arising from said breach.

  70.                 6.  This Lease shall be binding upon and inure to the 
  71.         benefit of the parties, their successors, assigns and personal 
  72.         representatives.
