  2.                                  COMMERCIAL LEASE

  6.                 This Lease ("Lease") is made this ______ day of _____, 
  7.         19__ by and between ______________________(hereinafter 
  8.         "Landlord") and __________________________(hereinafter "Tenant").  
  9.         In consideration for the mutual promises and covenants contained 
  10.         herein, and for other good and valuable consideration, the 
  11.         parties hereby agree as follows:

  13.                 1.  The Landlord leases to the Tenant, and the Tenant 
  14.         rents from the Landlord the following described premises:

  34.                 6.  The Tenant shall not make any alterations in, 
  35.         additions to or improvements to the premises without the prior 
  36.         written consent of the Landlord.

  38.                 7.  The Landlord, at his own expense, shall furnish the 
  39.         following utilities or amenities for the benefit of the Tenant:

  43.                 8.  The Tenant, at his own expense, shall furnish the

  48.                 9.  The Tenant shall purchase at his own expense public 
  49.         liability insurance in the amount of $_________ as well 
  50.         as fire and hazard insurance in the amount of $ ______ for the 
  51.         premises and shall provide satisfactory evidence thereof to the 
  52.         Landlord and shall continue same in force and effect throughout 
  53.         the Lease term hereof.

  55.                 10.  The Tenant shall not permit or commit waste to the 
  56.         premises.

  58.                 11.  The Tenant shall comply with all rules, regulations, 
  59.         ordinances codes and laws of all governmental authorities having 
  60.         jurisdiction over the premises.

  62.                 12.  The Tenant shall not permit or engage in any 
  63.         activity which will effect an increase in the rate of insurance 
  64.         for the Building in which the premises is contained nor shall the 
  65.         Tenant permit or commit any nuisance thereon.

  67.                 13.  The Tenant shall not sub-let or assign the premises 
  68.         nor allow any other person or business to use or occupy the 
  69.         premises without the prior written consent of the Landlord, 
  70.         which consent may not be unreasonably withheld.

  72.                 14.  At the end of the term of this Lease, the Tenant 
  73.         shall surrender and deliver up the premises in the same condition 
  74.         (subject to any additions, alterations or improvements, if any) 
  75.         as presently exists, reasonable wear and tear excluded.

  77.                 15.  Upon default in any term or condition of this Lease, 
  78.         the Landlord shall have the right to undertake any or all other 
  79.         remedies permitted by Law.

  81.                 16.  This Lease shall be binding upon, and inure to the 
  82.         benefit of, the parties, their heirs, successors, and assigns.
