  27. @001, referred to as LANDLORD, and @002, referred to as TENANT, 
  28. agree:

  31. LANDLORD rents the following premises to TENANT under the terms 
  32. and conditions stated herein:

  41. TENANT shall pay rental in the amount of $@006 (!006 dollars) on 
  42. the 1st day of each month, in advance and without demand or set

  44. deposit which shall be held and returned under the conditions 
  45. provided in the law applicable to the same in @008. The same

  49. The premises shall be solely used by TENANT as a residence and 
  50. TENANT shall not engage in any business, or in any hazardous 
  51. activity which may increase the fire hazard on the premises.

  54. The TENANT has examined the premises, and that they are in good 
  55. order and condition.

  58. TENANT shall not assign or sublease the premises unless prior 
  59. written approval is granted by the LANDLORD. TENANT further 
  60. agrees not make any alterations to the building or premises 
  61. without the prior written consent of the LANDLORD. TENANT shall 
  62. not abandon the premises. In the event that the TENANT is absent 
  63. from the premises for more than 30 days, or in the event that 
  64. TENANT explicitly abandons the premises the LANDLORD shall have 
  65. the option to re-rent the premises or deem the action to be an 
  66. anticipatory repudiation of the contract and bring an action for 
  67.                            
  68. any rental unpaid, or for the entire term.

  71. All necessary utility services shall be the responsibility of the 
  72. TENANT. The TENANT shall occupy the premises in accordance with 
  73. all laws and regulations pertaining thereto. TENANT shall return 
  74. the premises to the LANDLORD at the termination of tenancy in the 
  75. same condition as received, ordinary wear and tear excepted.

  78. Unless with the prior consent of the LANDLORD TENANT shall not 
  79. keep any pets or animals.

  82. This lease shall terminate in the event that the premises are 
  83. destroyed, other than negligence of the TENANT, or upon taking  
  84. of the property under legal authority of eminent domain.

  87. In all other regards, this lease shall be subject to the terms of 
  88. the landlord and tenant law related to unfurnished dwellings of 
  89. the state of @008.
