MORTGAGE CALCULATOR

This program is distributed as "shareware". This means that you can try
it for a while (approximately one month) free of charge. If you want to keep

PURPOSE OF THIS PROGRAM
-----------------------
The purpose of this program is to calculate standard mortgage payments
given a principal amount, interest rate and number of payments. It also
displays the full mortgage schedule and allows you to add extra principal to
selected periods making changes in the schedule accordingly.
Other features include:
+ Full mouse support
+ Up to nine simultaneous full schedule windows, useful to compare
different mortgage alternatives. You can resize the windows or
drag them around with the mouse.
+ Ability to save the active schedule to disk, or to load a
schedule from disk. Printing to printer of to a file is supported
although nothing fancy should be expected in this department.
+ Some of the gadgets included in Borland International's Turbo
Vision library are incorporated here: calculator, puzzle, mouse
settings. The calendar is my own creation.
SYSTEM REQUIREMENTS
-------------------
This program works with IBM AT 286 (or higher) PC's or 100% compatible,
MS-DOS 3.3 or higher and at least 200K of free memory. To load the program
you need 170K but as you open windows more memory is used. A mouse is not
required but IT IS HIGHLY RECOMMENDED. The same goes for a color monitor.
INSTALLATION
------------
Very simple: copy all the included files to a directory of your
choice. The three program files (MORT.EXE, MORT.OVR and MORT.BRS) MUST be
in the same directory.
RUNNING PROGRAM
---------------
Change to the directory where the above three files are and enter "mort"
(without the quotes). The program is mostly self-explanatory. At the bottom
of the screen you fill find context sensitive "hints" which are sufficient
to guide you through the different selections.
The manipulation of windows is not explained anywhere in the program,
so I should say something about it here. If you have a mouse, you can resize
or drag a window with it. To resize, click on the lower right corner of the
window. While holding the mouse button down, drag the corner to make the
window larger or smaller. Let go when you are satisfied. To drag the whole
window, click and drag the top border of the window making sure that you do
not click on the close icon (upper left) or the zoom icon (upper right).
As their name implies, those icons are for closing or zooming the window. If
you have more than one open window, you can switch to the different windows
by pressing the Alt key plus the number showing near the upper right corner.
To switch to the mortgage editor from a window, either click the editor
with the mouse or press Alt-E.
NOTE ABOUT THE NAME
-------------------
When I was developing this program, I wanted to name it "Mortgage".
Since I had another file with the same name, I cut the name short to "Mort"
thinking that I would change it latter. However, I decided to leave it at
"Mort" because this program has a strong connection with death:
+ I will probably pay a mortgage until I die.
+ Every time I make a mortgage payment, I feel like dying.
+ It is deadly boring to spend time dealing with mortgages.
