  4. The risk of loss to the property shall be borne by the SELLER
  5. until closing. In the event that 5% (five percent) or less of the
  6. value of the goods are lost, at the option of BUYER, the BUYER
  7. may either deduct the value of the damaged goods, or may accept
  8. an assignment of insurance proceeds, and pay the full contract
  9. price.
