  1.                 LAND TITLE
  2.  
  3.   A short trip through the law dictionary to explore the various forms 
  4.   of title or interest in land.
  5.  
  6.   ALLODIAL - Free; not holden of any lord or superior; owned without 
  7.   obligation of vassalage or fealty; the opposite of feudal.
  8.  
  9.   FEUDALISM - The feudal system; the aggregate of feudal principles 
  10.   and usages.  The vassal paid homage and service to the lord and the 
  11.   lord provided land and protection to the vassal.
  12.  
  13.   FEALTY - In feudal law, fidelity; allegiance to the feudal lord of 
  14.   the manor; the feudal obligation resting upon the tenant or vassal 
  15.   by which he was bound to be faithful and true to his lord, and 
  16.   render him obedience and service.

  18.   FEE - A freehold estate in lands, held of a superior lord, as a 
  19.   reward for services, and on condition of rendering some service in 
  20.   return for it.  The true meaning of the word "fee" is the same as 
  21.   that of "feud" or "fief", and in its original sense it is taken in 
  22.   contradistinction to "allodium", which latter is defined as a man's 
  23.   own land, which he possesses merely in his own right, without owing 
  24.   any rent or service to any superior.

  26.   FEE SIMPLE - The estate which a man has where lands are given to him 
  27.   and to his heirs absolutely without any limit put to his estate.

  29.   ESTATE - The degree, quantity, nature and extent of interest which a 
  30.   person has in real and personal property.  An estate in land, tenements,
  31.   and hereditaments signifies such interest as the tenant has therein.

  33.   TENANT - In the broadest sense, one who holds or possesses lands or 
  34.   tenements by any kind of right or title, whether in fee, for life, 
  35.   for years, at will, or otherwise.  In a more restricted sense, one 
  36.   who holds lands of another.
  37.     Feudal Law - One who holds of another (called "lord" or
  38.        "superior") by some service; as fealty or rent.

  40.   PATENT - The instrument by which a state or government grants public 
  41.   lands to an individual.
  42.     Land Patent - A muniment of title issued by a government or 
  43.         state for the conveyance of some portion of the public domain.

  45.                SUMMARY
  46.  
  47.     Real Estate companies do not sell land.  They sell Estates 
  48.   or interest in land.
  49.     A Fee Simple Title does not create ownership of land; it only 
  50.   conveys a right to use the land, usually with restrictions.
