The most difficult part of any build is getting the right balance between the three elements that make up all projects:
We all know when something is built too quickly the quality suffers, when it is built too slowly costs can increase - programming is important to reach the right balance and to take into consideration the particular project constraints such as specialist material deliveries and client requirements to produce a workable efficient programme.
By correct initial design, quality can be built into a building project, snagging and correction of defective works should be ongoing throughout the build and not left to the end of the programme. Sufficient time should be given to the finishing elements of the works and float built into the programme to avoid working on the external elements in poor weather.
How many times have we heard a project has gone over budget, probably too many! The cost of a project is very important particularly if the money is being borrowed, spend too much in the early stages and theres no money left to finish off. Cost planning and financial control are vital elements and are often key to both time & quality.
