iCreate Case Study 1 - Treforest Developments

Treforest Developments are building 10 executive homes on a plot of land 30 minutes north of Cardiff.  Having successfully sold the first two homes, the developer was seeking a way to generate more interest in the development and get more people to visit the site for a look around.  Faced with the challenge of trying to sell the potential of a muddy building site, he contacted iCreate for help.



When Royston approached iCreate he had almost completed work on two of the 10 new homes, and had successfully found buyers for these two properties.  He was in the enviable position therefore of having two show homes to invite potential buyers to look around, but he was facing the problem of generating more enquiries from buyers in the Cardiff area. 

 

Aware that a muddy building site was not an attractive proposition to most potential buyers, Royston needed a more positive vision of the development to attract more interest.  With plans to launch a website and some newspaper advertising, Royston asked iCreate to produce a set of photorealistic visualisations of the completed site to entice more people to come and look around. 

 

After visiting the site to take photographs of the plot, and of the interior of the two completed homes, iCreate was able to create accurate scale models of the exterior of the 10 homes using high-end 3D graphics software.  We were able to reconstruct the whole plot, including 10 houses, garages and gardens, to show potential buyers what the development would look like once work had been completed.

 

Realistic trees, grass and shrubbery greatly enhanced the pre-visualisation, and helped to highlight the key benefits of these homes with large gardens.  We rendered a set of photo-realistic images of the development, showing each home to its best advantage.  Our 3D graphics were merged seamlessly with photographs of the environment to give a clear idea of how the new development would fit in to its surroundings.

 

We also created a marketing website for the development which included our images of the site, plus photographs of the interior of the completed houses to show the quality of the fixtures and fittings that buyers could expect.  With the support of some advertising in the property pages of the Western Mail, Treforest Developments was able to substantially increase the number of visitors to the website, and subsequently to the plot of land in Treforest.  Since then Royston has had offers on several of the properties which have not yet been built, and continues to receive a steady stream of serious, qualified enquiries about the development.
