Added Features for Modern Living from Old Manor Cottages
Company: Old Manor Cottages Ltd

Timber Frames

  • All our windows are manufactured from high grade Mahogany tropical hardwood timber as standard. This gives a longer installed life together with the quality and appeal of a traditional timber finish.
  • The timber we use comes from sutainable sources.

Paint

  • The sealing and painting of timber windows for long life is very important. The process starts with the treatment of the completed frame with approved anti rot and fungal agents. Painting or staining is completed with four further coats of water based materials to resist the effects of weather and ultra violet radiation.

Glazing

  • Sashes use our unique slim profile double glazed sealed units to fit the original pattern Georgian/Victorian glazing bars.
  • All windows are supplied fully glazed with the choice of 16mm sealed units for Listed Buildings or 20mm for other buildings.
  • Float glass is used as standard in compliance with Approved Document L of the Building Regulations. Alternatively, low E, toughened or obscure glazing can be supplied.
  • Our sealed units use a special twin sealing process for longer life, reducing the risk of premature failure.
  • To achieve the original feel of older timbes, we are able to supply cylinder glass which shows the flaws representing the way the glass is made.

Heat Loss

  • Our narrow section sealed units are authorised for use by Conservation Officers in Listed Buildings and are exempt from complying with the current Building Regulations.
  • To give the maximum insulation effect and reduce heat loss these windows have the glass mounted in special insulated carriers. Where the 20mm sealed unit is acceptable we can use 'K' glass to comply with Approved Document L of the Building Regulations.

Security

  • Both the 'Box Sash' and 'Casement' windows have all the security features you would expect in modern installations.
  • Sealed glazing units are fitted from the inside and cannot be removed from outside.
  • Box Sashes have security bolts for use in the closed position. The top sash can also be locked with a 50mm gap to allow for ventilation.

Traditional Construction

  • All our windows are designed to have the looks of windows used in the Georgian and Victorian period. The use of 17mm glazing bars whilst using double glazed units is an important feature of their character. No 'stick on' glazing bars for our windows!
  • All the sealed glazing units are made to suit the pane size, which is the method being approved by Conservation Officers.

Glazing Bars

  • At the heart of our windows are the glazing bars. These have been engineered using new methods and techniques to allow them to be as slim as traditionally fitted. A feature being lost on many modern windows constructed from materials other than timber.
  • Our aim is to retain these classic lines in all our windows whilst leaving the client with the choice of glazing bar designs. Sealed glazing unit spacers can be supplied in a range of colours to suit the windows final finish.

Seals and Ventilation

  • Whilst the use of ventilatio strips is an important part of a modern window, the age old problem of rattles, draughts and jamming from a box sash window has been eliminated by our use of modern materials.
  • All opening windows are fitted with nylon bearing slides which also act as weatehr shields. The inner slide faces and centre rails have draught-proof seals to prevent draught and rattles maintaining a sealed windows.
  • Where need the top frame of box windows can be fitted with vents providing up to 8000mm2 for air flow.
