ARTICLE VII

MEDIUM DENSITY RESIDENTIAL DISTRICT (R-2)

SECTION 700 - PURPOSE OF THIS DISTRICT

The purpose of this district is to provide areas for the development of moderate density single-family and two-family residential uses in moderately spacious surroundings. It is the intent of this Ordinance that these districts be located in the suburban portions of the County where a protected environment suitable for moderate density residential use can be provided as well as in established moderate density residential areas as a means to insure their continuance.

SECTION 701 - LAND USES PERMITTED

(a) Any use permitted in the R-1 district.

(b) Multiple dwelling to accommodate not more than two (2) families (only one main structure per lot).

(c) Multiple dwelling to accommodate not more than two (2) families constructed on two adjoining lots with a common wall provided along the middle lot line in order that either occupant may acquire and hold title to one of the dwellings.

SECTION 702 - CONDITIONAL USES AND STRUCTURES AS PROVIDED IN SECTION 2406

(a) Any use allowed as a conditional use in the R-1 district may be permitted in the R-2 district subject to the regulations of this Ordinance.

SECTION 703 - DIMENSIONAL REQUIREMENTS

703.01 Maximum Building Height: 35 feet or 2 stories.

703.02 Minimum Lot Area: 7,500 square feet.

703.03 Minimum Lot Width: 60 feet.

703.04 Minimum Yards:

(a) Front Yard: 25 feet from any existing or proposed street right-of-way line to the building setback line.

(b) Side Yards: 8 feet from each lot line to the main building except for corner lots. The minimum side yard for corner lots shall be 25 feet from any existing or proposed side-street right-of-way line to the building setback line (on the side abutting the side-street); on the minimum side-yard opposite that abutting on the side-street shall be the same as for interior lots.

(c) Rear Yard: 25 feet from the rear lot line to the main building.

703.05 Maximum Buildable Area: Not to exceed 45% of the lot including all structures, but excluding patios and swimming pools.

SECTION 704 - OFF-STREET PARKING REQUIREMENTS

See Article XXI for off-street parking and loading requirements of this district.

SECTION 705 - SIGNS

See Article XXII for regulations regarding signs.

SECTION 706 - REQUIREMENTS REGARDING EXISTING NARROW STREETS, UNPAVED STREETS AND PROPOSED NEW STREETS

The developer of any residential subdivision in a R-2 district shall comply with the provisions of Section 425, 426 and 427 of this Ordinance.
