ARTICLE VI
LOW DENSITY RESIDENTIAL DISTRICT (R-1)
SECTION 600 - PURPOSE OF THIS DISTRICT
The purpose of these districts is to provide areas for the development of single-family residential uses in protected surroundings. It is the intent of this Ordinance that these districts should be located in the suburban areas of the County where the environment is conducive to this type use and also in other established single-family residential areas as a means to insure their continuance.
SECTION 601 - LAND USES PERMITTED
(a) Single-family detached dwellings other than manufactured homes and modular homes which are permitted elsewhere with only one principal dwelling per lot.
(b) Accessory uses and structures associated with the use of the land for residential purposes, the maximum size of which shall not exceed 40 percent of the area of the main building or 800 square feet, whichever is smaller.
(c) Horticultural uses not involving the sale of produce on the premises.
(d) Home occupations in compliance with Section 416 of this Ordinance.
(e) Public or private recreational or open space facilities, excluding country clubs and the like which shall be regulated as public/quasi-public facilities and utilities subject to the provisions of Section 414 of this Ordinance.
(f) Public streets and highways.
(g) Family subdivisions in compliance with Section 434 of this ordinance.
SECTION 602 - CONDITIONAL USES AND STRUCTURES AS PROVIDED IN SECTION 2406
(a) Public or quasi-public facilities and utilities in compliance with Section 414 and other regulations of this Ordinance.
(b) Child Care Facilities
(c) Relocated structures, subject to requirements of resolution adopted December 3, 1982.
(d) Accessory structures of greater area than that required under Section 601.
(e) Pastureland and raising of usual farm animals and poultry subject to the regulations set forth in Section 501(c).
SECTION 603 - DIMENSIONAL REQUIREMENT
603.01 Maximum Building Height: 35 feet, or 2 stories.
603.02 Minimum Lot Area: 10,000 square feet.
603.03 Minimum Lot Width: 85 feet measured at the front building setback line, except that corner lots shall be a minimum of 105 feet wide.
603.04 Minimum Yards:
(a) Front Yard: 25 feet from the existing or proposed right-of-way line as shown on the adopted Hinds County Thoroughfares Plan to the building setback line.
(b) Side yards: 8 feet.
(c) Rear yard: 25 feet.
603.05 Maximum Lot Coverage: 35% including accessory buildings.
SECTION 604 - OFF-STREET PARKING REQUIREMENTS
See Article XXI for off-street parking and loading requirements for residential and other uses allowed in R-1 districts.
Section 605 - SIGNS
See Articles XXII for regulations concerning signs in this district.
SECTION 606 - REQUIREMENTS REGARDING EXISTING NARROW STREETS, UNPAVED STREETS AND PROPOSED NEW STREETS
The developer of any residential subdivision in a R-1 district shall comply with the provisions of Section 425, 426 and 427 of this Ordinance.
